Pennsylvania Real Estate Sales Associate Requirements
- Is at least 18 years old
- Must have either a high school diploma or an equivalency
- Must have a social security number
- Must complete and submit to PSI, an “Examination Registration Form” including the $56 examination fee
- Must qualify under one of the following and submit the required documentation to PSI with the registration form – PSI Examination Services, 3210 E. Tropicana, Las Vegas, NV 89121
- Completed 4 credits or 60 hours of the approved pre-licensing courses within 10 years prior to the date of successful completion of the licensing examination. (1 credit = 15 hours)
- Real Estate Fundamentals – 30 hours
- Real Estate Practice – 30 hours
- Possess a bachelor’s degree with a major in real estate from an accredited college, university, or institute of higher learning
- Completed 4 credits or 60 hours of acceptable basic real estate courses at an accredited college, university, institute of higher learning, or real estate school located outside Pennsylvania that has been approved by the real estate licensing authority of the jurisdiction where the school is located
- Possess a Juris Doctor degree from an accredited law school
- Once an eligibility notice is received from PSI, you are able to schedule your appointment for the state exam. To schedule the exam go to www.psiexams.com or call PSI at 800-733-9267. Examinations are offered 5-6 days a week and there are in state and out of state testing facilities.
- Take and pass the both national and state portions of the salesperson examination for Pennsylvania.
- Complete the appropriate state application. (Processing time is approximately 4-6 weeks)
- Pay the appropriate fee by check or money order
· June 1st of an even-numbered year through May 31st of an odd numbered year - $131 ($121 + $10 recovery fee)
· March 1st of an even numbered year through May 31st of an even-numbered year - $131 ($121 + $10 recovery fee)
· June 1st of an odd-numbered year through February 28th of an even-numbered year - $83 ($73 + $10 recovery fee)
o Include State Police criminal history background check
o Include official transcripts documenting completion of education requirements
o Submit original notice from testing service indicating a passing score on the Pennsylvania portion (state) and the national portion (general) of the salesperson examination taken within the past 3 years
Pennsylvania Real Estate Broker Requirements
- Must meet the same requirements as a salesperson, except that the minimum age is 21 and:
- Must have worked at least 3 years as a licensed salesperson, with experience qualifications that the Commission considers adequate for practice as a broker, or possess at least 3 years of other experience, education, or both, that the Commission considers the equivalent of 3 years’ experience as a licensed salesperson.
- Completed 16 credits or 240 hours of the approved pre-licensing courses within 10 years prior to the date of successful completion of the licensing examination. (Or, has fulfilled one of the alternate education requirements listed under the 60 hours required for sales associates)
· 2 credits or 30 hours in an approved real estate office management course and 2 credits or 30 hours an approved law course
· At least 10 credits or 150 hours must be in the Prescribed Category
· Credits must be from 5 different areas of study
· No more than 4 credits or 60 hours are allowed from any one area of study
· 2 credits will be allowed for each full year of active practice that the applicant has had as a licensed real estate broker in another jurisdiction
Continuing Education Requirements
- Brokers and Sales Associates must complete 14 hours of commission approved continuing education by the standard renewal date of May 31st every even numbered year.
